What is the minimum investment?
Typically, minimums range from $50,000 - $100,000 depending on the deal.

How long is my money invested?
Most projects have a hold period of 3-7 years. The exact timeline depends on the business plan and market conditions.

How do I make returns?
Investors typically receive quarterly cash flow distributions, and in some cases monthly (when available), plus a share of profits upon refinance or sale of the property.

What are the risks?
Real estate investments involve risks including market fluctuations, interest rate changes, insurance rate changes, and potential loss of capital. We mitigate risk through conservative underwriting, targeting strong markets, and experienced property management.

How are fees structured?
Fees vary by deal but may include an acquisition fee, an asset management fee, and a profit split between general (GP’s) and limited partners (LP’s) All fees are disclosed upfront.

Can I access my money anytime?
No. These are illiquid, long-term investments. Returns are distributed according to the business plan until the property is sold or refinanced.

Do I need to manage the property?
No. Prospera and its partners handle all acquisitions, renovations, and operations. Investors enjoy the passive experience.

Can I invest using my IRA or 401K?
Yes. Many of our investors choose to invest using retirement funds through a self directed IRA (SDIRA) or a 401(k) rollover. These accounts allow you to diversify into real estate wile keeping the tax advantages of retirement investing.
